Construction expertise meets energy assessment and retrofit.

We’re a husband-and-wife team built on a simple premise: an EPC or retrofit survey is only as good as the person who conducts it.

With a professional Quantity Surveying background, our lead assessor brings a level of construction knowledge that most energy assessors simply don’t have. We understand wall construction, insulation specifications, heating system efficiencies, and thermal performance — not from a textbook, but from years of hands-on experience in the building industry.

As qualified Domestic Energy Assessors and PAS 2035 Retrofit Assessors, we don’t just rate your property — we can carry out the detailed whole-dwelling assessments that support many publicly funded and TrustMark-lodged retrofit programmes where PAS 2035 applies. That means one assessor, two qualifications, and a joined-up service from initial EPC through to retrofit planning.

And because we’re based right here in Attleborough, you get a fast, personal, local service with none of the booking fees or delays of the national call-centre providers.

EPCs and retrofit assessments, done properly.

From a single EPC for a property sale to retrofit surveys for publicly funded or TrustMark-lodged upgrade programmes where PAS 2035 applies — we’ve got you covered.

Energy Improvement Advice

Drawing on our QS costing expertise, we provide detailed, practical guidance on the most cost-effective improvements to boost your EPC rating — and what they’ll actually cost to implement.

Included with every assessment

Breckland landlords: the 2030 MEES deadline is approaching.

The government has confirmed its intention to raise Minimum Energy Efficiency Standards for privately rented homes in England and Wales, with all tenancies within scope expected to comply with the higher standard by 1 October 2030, subject to the final legislation. The previously proposed 2028 new-tenancy date has not been adopted. Until then, the existing EPC E minimum standard continues to apply unless a valid exemption is registered. We help landlords understand their current EPC position, identify practical improvement options and plan cost-effective upgrades before the deadline.

Everything you need to know about EPCs & Retrofit.

How long is an Energy Performance Certificate (EPC) valid for?
An EPC is valid for up to 10 years, or until a newer EPC is produced for the same property. If you have made significant energy improvements, such as installing a new boiler, solar panels, insulation or improved glazing, a new assessment may better reflect the property’s current rating and support marketing, sale, letting or landlord compliance planning.
How long does a domestic EPC assessment take?
A standard domestic EPC assessment typically takes between 45 and 90 minutes. The exact time depends heavily on the size and complexity of your property. PAS 2035 Retrofit Assessments are more comprehensive and take longer, generally requiring 2 to 3 hours on-site.
Do I need to be at home during the energy assessment?
You do not necessarily need to be present, as long as we have full access to the property. We frequently arrange key collections with local estate agents or letting agents in the Attleborough and Breckland area to make the process as seamless as possible for landlords and vendors.
What is a PAS 2035 Retrofit Assessment?
A PAS 2035 Retrofit Assessment is more detailed than a standard EPC and forms part of the whole-house retrofit process used for many TrustMark-lodged and publicly funded retrofit projects, including ECO4 schemes where PAS 2035 applies. It normally includes a property condition assessment, occupancy assessment and ventilation assessment, with information used by the Retrofit Coordinator to help plan suitable, safe and effective improvement measures.
